Landair’s work supporting our long‑standing client, FDC Construction & Fitout, on a major Victorian Government health‑hub project at Docklands.

FDC is transforming the former Costco site into a state‑of‑the‑art pathology hub and laboratory facility and we were proud to be part of the early groundwork that helped set the project up for success.

Our relationship with FDC goes back almost 20 years, starting with our first project together in 2008 and followed by more than 80 projects delivered across Victoria. While we regularly support FDC with construction setouts, as‑built surveys, title re‑establishments and feature surveys, this project called for something a little different.

The challenge? The existing plans didn’t quite align with what was on site. To finalise the fitout design, the team needed absolute confidence in the location of columns, beams, trusses and major services.

Enter our high‑end wearable mobile laser scanner.

Over two days, our survey team established a tight control network and completed a full walkthrough scan of the basement car park and Level 1 warehouse - capturing 45,000 m² of pointcloud data and more than 1,000 immersive 360° images. A true virtual snapshot in time.

From there, our drafting team got to work, digitising structural elements and walls to give the design architects the clarity they needed to fine‑tune the fitout and confidently orientate the site.

Two days on site. Six days of processing.
The result: 125GB of high‑accuracy pointcloud data and a comprehensive set of existing conditions plans, including column layouts, ceiling beamwork and building cross‑sections.

While we’ve since returned to site for our usual setout and as‑built works, it was that initial virtual capture that anchored the final design - giving site management certainty that what’s being built will match what already exists.
