Who’s Marking Your Boundaries?

Why You Should Always Use a Licensed Surveyor for Title Surveys in Victoria.

Using the wrong surveyor for title surveys can cost you more than money. Too often, property owners and developers unknowingly engage unlicensed surveyors – risking costly disputes, regulatory breaches and invalid plans.

The Surveyors Registration Board of Victoria (SRBV) recently released a new guide: “Who Can Undertake A Title Survey”. It’s an important reminder that only Licensed Surveyors can legally perform title (cadastral) surveys in Victoria.

At Landair Surveys, we fully support this message. As a licensed surveying firm operating since 1974, we’ve seen the confusion – and consequences – that can result from non-compliant survey work.

What’s at risk?

Using a non-licensed person for a title survey – even if they appear to offer surveying services – can leave you exposed to serious risk. According to the SRBV:

No legal standing

Plans created by people who are not licensed by the SRBV cannot be used for legal purposes in Victoria.

Development delays

Incorrect boundary information can derail planning permits or result in retrospective works.

Disputes and liability

Fences or buildings built over boundaries can lead to liabilities or even court proceedings.

No insurance or recourse

Many unlicensed surveyors lack appropriate insurance, so you may not recover costs if things go wrong.

You can check if a surveyor is licensed by visiting the SRBV register:

What counts as a title survey?

A title survey – also known as a cadastral survey or title re-establishment survey – is a legally defined process that identifies and marks the boundaries of a parcel of land. If a plan includes elements like:

…it’s a title survey and it must be certified by a Licensed Surveyor.

What to look for in a licensed title surveyor

A licensed surveyor will not only perform the legal boundary re-establishment but will also:

  • Place or identify survey marks on site
  • Certify the survey plan in accordance with the law
  • Provide clear advice on easements, covenants and encroachments
  • Supply digital and printed plans for planning, building or conveyancing
  • Carry professional indemnity insurance
  • Maintain records that support your title long-term
